Been told no? We hear that a lot.
A no from one lender is not a no from the market.
If you're self-employed, running a business, contracting, or carrying something on your credit file, you may have already sat across from a broker who couldn't make it work. We hear that a lot.
We've been in that chair ourselves. What changed the answer wasn't a better income. It was someone who understood how the income actually worked — a broker who deals with complex circumstances, not just the vanilla cases.
We can't promise a yes. We can promise that somebody who understands your situation will actually look.

Five situations we deal with every week
If one of these is you, you're in the right place. If none of them are, we'll still take a look.
You're self-employed
Two years of accounts, one good year and one bad one, a limited company with money left in the business. Every lender treats this differently and most of them treat it badly. Knowing which ones don't is the whole job.
Self-employed mortgagesYou're contracting
Told your day rate doesn't count, or assessed on the wrong numbers entirely. Some lenders will lend on your contract rate, and that changes the figure considerably.
Contractor mortgagesYour credit file isn't clean
Defaults, a missed payment or two, a CCJ that's been settled for years. It doesn't automatically rule you out. What matters is what happened, when, and whether it's been dealt with.
Adverse credit mortgagesYour fixed rate is ending
Doing nothing means dropping onto your lender's standard variable rate. Worth reviewing your options around six months out.
RemortgagingYou're buying your first home
Even a straightforward purchase doesn't feel straightforward when it's your first. We'll walk you through it in plain English.
First time buyers

A small team, so nothing sits still
Small enough that everyone knows your case. Big enough that things keep moving while you get on with your life.
Mortgage advice, protection advice and the admin that keeps an application moving are all handled in-house. No call centres, no being passed between departments, no explaining your situation from scratch every time you ring.
Four steps to working with us
No jargon, no mystery. This is exactly what happens from the moment you get in touch.
-
Get in touch and tell us who you are
Fill in the short form on this page or give us a ring. Six questions, about two minutes. Nothing to prepare and no documents needed yet.
-
We'll give you a call
A proper conversation so we can get to know you and your circumstances, rather than running you through a system. What you earn, how you earn it, what you owe and what you're trying to do. That's what tells us which lenders are worth approaching.
-
We match you to the right lender
We compare our 80+ lenders and recommend the mortgage that suits your circumstances, then explain why it's the one and what the alternatives were. Presenting your case properly to a lender who understands it is the single biggest thing that changes the answer.
-
We do the hard work for you
We manage the application from submission to offer. Lender queries, paperwork, chasing. You get updates at every stage without having to ask, and you get on with your life.

Our promise to you
We can't promise you a yes. Nobody honest can. These are the four things we'll do every time, whatever the answer turns out to be.
A human decision, not a computer's
High street lenders run you through a system, and if you don't fit, that's the end of the conversation. We'll take your case to the lenders who will pick up the phone and look at the detail.
The whole market, not one bank's shelf
Over 80 lenders, including specialist ones that only deal through brokers and that you can't approach yourself. Your bank can only ever offer you your bank's products.
We'll understand how you get paid
An accounting background and years of contracting and self-employment behind us. Day rates, dividends, retained profit, one good year and one bad one. You won't be explaining it from scratch.
Straight answers, including the awkward ones
If now isn't the right time, we'll tell you and we'll tell you what to fix first. That's worth more than an optimistic maybe that costs you three months and a hard credit search.
This is why I started Make Mortgages Easy.
Before I did this for a living, I was a contractor trying to buy my first home.
I saw three mortgage brokers. All three told me I couldn't afford what I needed. I was earning plenty, and on paper it should have been simple, but the answer kept coming back the same and not one of them properly explained why.
What stuck with me was walking out of that third appointment feeling stupid for having asked. As though wanting a mortgage on a contractor's income was somehow unreasonable.
Then I found a broker who understood how contractors get paid and knew which lenders would look at a day rate properly. It went through without much drama. Same income, same deposit, same person — the only thing that changed was who was looking at it.
I started Make Mortgages Easy so that nobody else has to see three brokers first.

A lot of the people in these photos had already been told no somewhere else. Keys, hallways, and the biscuits we send when it's done.

Based on the Wirral, working across the UK
Our office is on the Wirral and a lot of our clients are local, but the work isn't. Mortgage advice happens over the phone, over video, or over a coffee if you'd rather.
We advise clients across Wirral, Liverpool, Merseyside and the rest of the UK.
Evening and Saturday appointments. Most of our clients work for themselves and can't drop everything at 2pm on a Tuesday. We hold Monday and Wednesday evening slots and Saturday mornings for exactly that reason.

Not sure where you stand?
A first conversation costs nothing and commits you to nothing. Tell us what's going on and we'll tell you honestly what your options look like, including if the answer is "not yet".
Your home may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.
